This property, with its impressive 18th-century château and magnificent façade facing due south, is located in the Béziers area, in Languedoc-Roussillon, in Occitanie, in the south of France. Spread over three levels, the château offers various large reception rooms or reception halls, marble or stone fireplaces in the reception rooms and in most of the bedrooms, vaulted ceilings, magnificent mosaic floors adorned with motifs such as the royal “fleur de lys”, terracotta floors, high ceilings, rooms with mouldings and rosettes. There are 3 large rooftop terraces, on the 1st and 2nd floors, equipped with private jacuzzis and offering panoramic views over the surrounding countryside. The château benefits from a central heating system with a heat pump and reversible air conditioning in every room.

The 7 gîtes, all different, are spread across various buildings and come in different sizes, ranging from one to four bedrooms; each one is completely independent, well equipped with reversible air conditioning and with its own private outdoor space. The former Orangery, converted into an elegant gîte in “Belle Époque” style comprising two bedrooms with en-suite bathrooms and a terrace, is particularly noteworthy.

Stepping into the spa area is like plunging into another world, in a “well-being” atmosphere. Inspired by Scandinavian design, a large round jacuzzi in the centre immediately draws the eye. Outside, there are two swimming pools (10 m x 5 m and 13.5 m x 6 m), both surrounded by a generous terrace; one of them is set within a small enclosed oasis with a pool house, as well as a play area and charming walking paths. The 2 ha park, fully enclosed and well maintained, includes an avenue of plane trees and many other large, two-hundred-year-old trees, as well as Mediterranean shrubs and flowers.

The vineyard, covering 23 ha, is classified as “IGP Pays d’Oc”; half of it borders the 2 ha of parkland, while a second adjacent section lies only about 500 m away. Around two thirds are planted with red grape varieties and one third with white. The terroir is both productive and of excellent quality; the grape varieties are suited to current market demands and the estate’s terroir. Around 80% of the vineyard could be irrigated. It would be possible to plant an additional 4 ha and, if desired, to acquire certain neighbouring vineyards to increase the total area.

The agricultural buildings are completely independent, with separate access and, of course, screened from view. There are several huge cellars, as well as a very fine ageing cellar, air-conditioned and semi-underground, allowing the wines to mature in excellent conditions. A separate building houses an attractive tasting room and a sales boutique with offices.
