DESCRIPTION
Located in the UGm2 zoning district in the municipality of Versonnex, the main development and building regulations are as follows:
**UGm Zone (Controlled General Residential Zone)**
This zone is primarily intended for residential development where densification must remain controlled.
Building footprints and permitted heights are therefore lower than in the UGd sector.
Like the UGd sector, the UGm zone is divided into two sub-sectors:
* **UGm1**, allowing the construction of apartment buildings and multi-family developments.
* **UGm2**, which limits building heights while maintaining the same maximum building footprint.

**Setbacks from public roads and rights-of-way**
* Buildings located along the street frontage must be set back between **3 and 6 metres** from the property boundary and/or public right-of-way (existing and future alignments).
* Most of the setback area must be landscaped and planted.
**Setbacks from side and rear property boundaries**
* Buildings must be set back by a distance at least equal to **half the height measured to the eaves of the roof**, with a minimum setback of **3 metres**.
* Swimming pools must be located at least **2 metres** from property boundaries.
* In the case of renovation works, external insulation is permitted within the setback areas.
**Maximum Building Footprint**
* The maximum building footprint may not exceed **25% of the total land area**.
**Building Height**
* Maximum permitted overall building height: **9 metres**.
**Green Space and Biotope Coefficient**
* A minimum **Biotope Coefficient of 35%** of the total land area is required.
