Castle Béziers - 24 bedrooms - 1300m²

34500 - Béziers

1300m² 21 rooms 24 beds

DESCRIPTION

This property, with its impressive 18th-century château and magnificent south-facing façade, is situated in the Béziers region, in Languedoc-Roussillon, in Occitanie, in the south of France.

The château, spread over three floors, features various large drawing rooms and reception rooms, marble or stone fireplaces in the reception rooms as well as in most of the bedrooms, vaulted ceilings, magnificent mosaic floors adorned with motifs such as the royal ‘fleur-de-lis’, terracotta floors, high ceilings, and rooms with mouldings and medallions.

There are three large rooftop terraces on the first and second floors, each equipped with a private jacuzzi and offering panoramic views of the surrounding area.

The château has a central heating system with a heat pump and reversible air conditioning in all rooms.

The seven holiday cottages, each with its own unique character, are spread across various buildings and come in a range of sizes, from one to four bedrooms; each is completely self-contained, well-equipped with reversible air conditioning and has its own private outdoor area.

The former Orangery, converted into an elegant ‘Belle Époque’-style holiday cottage comprising two bedrooms with en-suite bathrooms and a terrace, is particularly noteworthy.

Stepping into the spa area is like stepping into another world, immersed in an atmosphere of ‘well-being’.

Inspired by Scandinavian design, a large round jacuzzi situated in the centre immediately catches the eye.

The sauna, a double shower room, toilets and two massage rooms for a revitalising experience are all accessible from this central room.

The outdoor area features two swimming pools (10 m x 5 m and 13.5 m x 6 m), both surrounded by a large terrace; one of which is set within a small, enclosed oasis featuring a pool house, as well as a play area and charming walking paths.

The 2-hectare, enclosed and well-maintained grounds feature an avenue of plane trees and numerous other large, two-hundred-year-old trees, as well as Mediterranean shrubs and flowers.

The 23-hectare vineyard is classified as ‘IGP Pays d’OC’; half of which adjoins the 2-hectare park, whilst a second adjoining section is located just 500 metres away.

Around two-thirds are planted with red grape varieties and one-third with white grape varieties.

The terroir is both productive and of high quality; the grape varieties are well-suited to current market demands and the estate’s terroir.

Around 80 per cent of the vineyard could be irrigated.

It would be possible to plant a further 4 hectares and, if desired, to acquire certain neighbouring vineyards to expand the total area.

The farm buildings are completely self-contained, with a separate entrance and, of course, out of sight.

They include several huge cellars as well as a beautiful, air-conditioned, semi-underground ageing cellar, allowing the wines to mature in excellent conditions.

A separate building houses a pleasant tasting room and a shop with offices.

The price does not include furniture, stock or the advance on crops.

  • Historic castle with stunning period features.
  • Seven independent gîtes perfect for rental or visitors.
  • Beautiful 2-hectare park with two pools and walking paths.
