iad France - Eurielle Blochet-Bouillé ( ) offers you : MAGNIFICENT PROPERTY / MANOR HOUSE OF COZ ILIS 17TH CENTURY + BUILDING OF THE 19TH CENTURY / CITY CENTRE / LOTS OF CHARM AND AUTHENTICITY / LIFE ON THE SAME LEVEL POSSIBLE / OUTBUILDINGS AND ATTICS TO CONVERT / 2 GUEST ROOMS WITH A VIEW ON THE TRIEUX / BEAUTIFUL GARDEN WITH TREES ON A TOTAL PLOT OF 2580 M2 WITH VEGETABLE AND FRUIT TREES / GREAT POTENTIAL / SELECTED FAVORITE VILLAGE OF THE FRENCH IN 2023, PONTRIEUX REPRESENTS BRITAIN / SNCF STATION Built in 1614 from the pink granite of Ploumanac'h, the manor house of Cozilis is based on a much older square tower, which watched over the last ford before the sea, allowing users of the Gallo-Roman roads to cross the Trieux.

The buildings are built around an enclosed courtyard, comprising two pavilions (a former dovecote, a seigniorial privilege and a 'chambre à buée').

The former courtyard was replaced in the 19th century by a 3-storey building, when the heir to the estate, a member of the clergy, turned it into a presbytery which housed the vicars.

Before the Revolution, the manor was the residence of the Tavignon family, lords of Kerprovost, and was sold with its lands as national property on 14 February 1794 to the Gaultier family.

This beautiful residence underwent a quality renovation on part of it (approx.

230 m2) in 2013.

The walls are made of hemp lime, an interesting mortar for the renovation of old houses, particularly adapted to the stone as it allows the wall to breathe.

Some of the walls have also been rendered with earth.

Exotic wood double glazing.

Electricity and plumbing redone.

Old parquet floors.

High ceilings.

In the 17th century part, the ground floor is composed of a large 57 m2 lounge with a wood burner, a separate kitchen and a toilet.

Upstairs, a bathroom with shower and bathtub, two large bedrooms.

In the 19th century part, on the ground floor, the dining room communicates with the living room and above, a suite (bedroom, separate wc and shower room) on the first floor, another one on the second floor.

Above, an attic.

The numerous outbuildings include a garage, a wine cellar, an oratory, an office, a workshop and several other rooms for conversion.

In the heart of the historic centre, you will enjoy a plot of about 2580 m2 with a vegetable garden, fruit trees (apple, pear, cherry, peach, medlar) and many other species.

A vine runs along the back of one of the buildings and produces a delicious chasselas in the autumn.

A terrace in the courtyard and another in the garden make it possible to take full advantage of the fine weather.
