This exceptional historic Cognac estate occupies an elevated, private and privileged position rarely available in the heart of the much sought after Grande Champagne countryside. Full of character, period features and charm and accessed from its private drive through electric gates combining a beautifully restored and maintained four-bedroom manor house with generous guest accommodation, extensive traditional outbuildings, landscaped gardens, courtyards and an impressive heated swimming pool.

Set within 1.2 hectares of landscaped grounds, with two wells and no immediate neighbours, the estate is surrounded by vineyards and enjoys panoramic unspoilt views over vines, countryside and a local château. It offers a matchless combination of privacy, character, space and flexibility, with a gym, office, covered parking for several vehicles, numerous storerooms, premium hot tub and leisure area, covered terraces and a boules court, all thoughtfully arranged to create a highly attractive estate and a unique lifestyle opportunity.

To the front, a landscaped courtyard garden is framed by traditional stone outbuildings, including the gym, office, covered parking and storerooms. To one side, a covered terrace overlooks the lawn and surrounding vineyards, ideal for outdoor dining and entertaining. To the other, a further covered terrace enjoys views towards the nearby protected forest, with a premium hot tub and solar shower forming a discreet relaxation area beside a large barn with original wine press.

A secluded gate leads to the guest accommodation, arranged around a delightful courtyard and heated swimming pool, with a sheltered stone-flagged terrace and covered outdoor living space together with a workshop. The beautifully maintained guest accommodation comprises three self-contained guest residences (two one-bedroom and one two-bedroom) plus a studio. This has its own access, character and outlook, is naturally separated from the principal residence. It allows owners, guests and family to enjoy privacy and independence while remaining part of one coherent estate, and which offers income potential if desired and subject to the usual permissions. Gates on the northern side lead to a spacious dedicated guest parking area, while a broad arched gateway opens to the boules court, set among the surrounding vineyards.

The manor house was the home of the Lords of Raby, including Sir Jacques Horric and his son Gaspard Horric and only by wandering through the gardens, courtyards and buildings can the scale, atmosphere and stature of this exclusive estate, offering timeless French charm and a rare opportunity to enjoy a truly privileged way of life, be fully appreciated.
